Landlord Settles Unfair Tactics Case
Invitation Homes has agreed to a proposed settlement order that would require the company to turn over $48 million to be used to refund consumers harmed by its actions.
The Federal Trade Commission (FTC) has initiated action against Invitation Homes, the largest landlord of single-family homes in the U.S., for various unlawful practices that have adversely affected renters. The allegations include deceptive advertising of rental prices that excluded mandatory junk fees, failure to properly inspect homes before occupancy, and unfair withholding of security deposits. The proposed settlement would require Invitation Homes to pay $48 million to compensate affected renters, disclose true rental prices including all fees, and implement fair policies for handling security deposits.
Additionally, the settlement mandates that Invitation Homes must stop practices that mislead tenants regarding their rights, particularly during eviction processes, including actions taken during the COVID-19 pandemic. The FTC’s complaint highlights numerous instances of inadequate home conditions upon move-in and suggests that the company frequently engaged in unfair eviction tactics.
