Emphasizing Kitchens and Bathrooms Attracts Buyers

Recent NAHB research highlights that home buyers are increasingly prioritizing amenity-rich kitchens and bathrooms, with specific features deemed essential for many. In the kitchen, 80% of buyers consider a walk-in pantry and table space for eating as essential or highly desirable, closely followed by features like double sinks, drinking water filtration, pull-out shelves, and central islands. A granite or natural stone countertop is also highly favored. This trend indicates a strong demand for functional and well-equipped kitchens, with 21 out of 28 kitchen features rated as essential or desirable by over half of respondents.

In bathrooms, the focus is on creating luxurious primary baths with features such as both a shower and tub (78%), a linen closet (76%), and a private toilet compartment (70%) being top priorities. These preferences underscore the importance of including high-end amenities in bathrooms to meet buyer expectations. The survey’s detailed breakdown by demographics, including income and geography, provides valuable insights for tailoring home features to specific buyer segments, such as Millennial preferences for certain kitchen elements or luxury bathroom features in higher-end homes. This information can guide homebuilders and developers in designing properties that align with current market demands and buyer preferences.
