New Project Proposes 1,500 Homes off Highway 155

A significant new project is on the horizon in Spalding County, proposing the construction of nearly 1,500 homes off Highway 155, close to the Heron Bay community. Named the North Towaliga Village Node, this expansive development will span 585 acres and includes plans for 1,487 residential units alongside 10 acres designated for commercial use. The project is currently pending a rezoning request and must undergo a Development of Regional Impact (DRI) review to assess any potential transportation and environmental concerns. Spalding County has initiated this state review process, with completion expected this fall, at which point county commissioners will be able to consider project approval.

The developer, Minerva USA, brings a wealth of experience to the table, having previously planned successful communities such as Sun City Peachtree and Heron Bay. The anticipated timeline for the North Towaliga Village Node is projected to extend to 2032. Recent developments in the vicinity, including the Greyson Parc subdivision by Starlight Homes, indicate a growing interest in housing in the area. Additional commercial projects, including a new convenience store and potential grocery store, signal a vibrant future for this region, making it an attractive area for homebuilding and development professionals to monitor.
