A small cul-de-sac in North Dallas is home to an experiment unlike any other in Texas. Sitting on a corner lot is a simple yet singular two-story house. Builder Kyle Fagin admits the contemporary residence isn’t one to draw immediate attention. “We wanted to show what a house like this one could look like, with all the same features as any other house,” says Kyle, who with his son Connor operates Fagin Partners construction. Conventional in its appearance, the home is unconventional in its construction. Designed and built as the first International Passive House Association (IPHA) residence in the state, it illustrates exceptional standards for energy efficiency.
