Montecito atRidgeGate in Lone Tree, Colo., is a single family community that provides the perfect blend of serenity and new urbanism.
The Colorado-based homebuilder is known for developing single family homes, townhomes and flats in select major metropolitan markets in Colorado, Georgia, Nevada and Texas. The company offers a wide variety of product lines and is engaged in all aspects of homebuilding, including the acquisition, entitlement and development of land and the construction, marketing and sale of homes. Opening for sale in December 2012 the community is currently ongoing with select lots remaining for sale. The homes at Montecito primarily appeal to move-up and luxury buyers, as well as empty nesters and others looking to downsize from larger homes. According to Liesel Cooper, executive vice president of Century Communities, 111 units are currently built with 91 occupied. Starting from $547,950, the homes range from two to four bedrooms and two to three-and-a-half bathrooms with a three-car garage. Cooper explained, “Collaboration between the executive team, architect and land developer/master plan community committee team was at the cornerstone of the project’s design-to-build process.”
Montecito at RidgeGate is nestled against open space with trails and provides mountain and city views from many of the community’s home sites. La Terraza, a resort-style grand pavilion with beach-entry pool offers homebuyers added value as a place to relax, host guests and socialize with neighbors. “The desire to create a luxurious community in South Denver that offers a unique, Mediterranean feel was the inspiration for this community,” noted Cooper.
For instance, the architectural details are abundant in the two-story Residence 7640 plan. Distinctive finishes provide stunning exterior curb appeal and the two-story dining room at the entry makes a powerful impact. Formal entertaining is effortless in the oversized dining area with butler pantry off of the kitchen.
Contributing to the livability of this plan is the oversized grand room with fireplace that opens into both the morning room and kitchen. If additional living space is desired, a loft option is available on the upper level. Soak up the luxury in the owner’s suite with an expansive walkin closet and six-piece master bath with dual showers, and optional fireplace.
Additionally at Residence 7845, the home features an eye-catching covered porch and corner entrance in between three-bay split garage. The Home Builders Association of Metro Denver awarded Montecito at RidgeGate as the 2013 M.A.M.E. “Neighborhood of the Year.” The development is a great success story about the introduction of a 142-lot single family home development in one of the most desirable upand– coming master planned communities in the Denver-metro area.
The response from the industry has been positive; however the community was not without challenges. “Product demand and timing of delivery were two challenges that Century Communities faced when building the development,” said Cooper. “To remedy the issue, Century hired a knowledgeable staff and management team to oversee the project until completion.”
To deliver the homebuyer demand for energy-efficient features, Century Communities followed the most stringent version of building code available at the time of design and engineering, International Residential Code— 2009. Numerous green features are incorporated into the homes of Montecito at RidgeGate, including: house wrap; advanced framing; low-e windows; vapor barrier; two-inch by six-inch exterior walls with R-21 insulation; insulated blanket in crawlspaces, among others.
Cooper said, “Century Communities made it a priority to adhere to the energy conservation code, including standards for paint disposal offsite with the project subcontractors. Century Communities also used several methods for erosion control and storm water management on the project site.”
This community is used as a benchmark for Century Communities and serves as a great example of thehomebuilder’s strategy of combining location, design and execution. “Several successful practices that Century Communities followed while building Montecito at RidgeGate will be applied to our future communities, as we were able to build and close a high-end community in record time to happy homeowners who responded with high customer service ratings,” explained Cooper.
Recently, Century Communities opened a new townhome community, Beacon Point in Aurora, Colo., offering ranch-style two-story townhomes. The success of Montecito at RidgeGate has given thehomebuilder a clear insight into what the amenities and features desired by homebuyers are in the Colorado region.
