Award-winning builder introduces townhomes offering dense urban living with a family-home feeling to San Jose

It’s no secret that today’s builders need to deliver fresh and innovative developments in order to stay competitive in new and expanding markets. While it may not be necessary to fully break the mold, it is wise to follow the timeless trends as well as the newly emerging ones to create a fantastic built environment.

It’s clear from SP78’s dichotomous design execution that the location itself serves as an inspiration.

Development began in October 2017 with intentions to create a dense urban community with an aesthetic design and suburban features. It includes 78 vibrant townhomes, each with three floors and featuring layouts ranging from about 1,300 square feet to over 1,900 square feet.

The tricky aspect of producing this kind of development was finding the right balance of density and domesticity. Designers looked to minimize the ground-level footprint, while maximizing the upper-floor space. Incorporating features such as a front setback of two feet allowed for things like greater bedroom space. It was through clever design ploys like this that SP78 developers were able to achieve, according to a KTGY press release, approximately 33 units per acre. The design of SP78 makes the most of its stacked configuration in such a way that any owner would be happy to call home.

Three Floors of Delight

According to a press release, SP78 represents a first for the San Jose downtown district: having this kind of multifamily residential developments available to own. Residents can choose from two distinct layouts: two bedrooms with two-and-a-half bathrooms and a one-car garage; or the three bedrooms, three bathrooms, and a two-car garage. Each of these layouts includes an entryway connected to the garage, a second floor great room with ample living and dining space, and well thought-out bedroom arrangements. A ground-floor bedroom is available with the three-bedroom townhome option.

SP78 is a perfect abode for young professionals seeking urban lifestyles, small families wanted to feel settled, or anyone else looking for a unique, higher-density living environment in the beautiful San Pedro Square district at a reasonable cost.

New SP78 homes start in low $900,000 range, making these townhomes an enticing value with their exceeding design qualities, sought-after location, and an array of smart, efficient technology.

Behind each Wayne Dalton® steel garage door is an electrical vehicle charging conduit as well as a tankless water heater. The home’s air is controlled with a Honeywell® Wi-Fi programmable thermostat, along with radiant barrier roof sheathing and Low-E glass vinyl-framed windows which help save energy.

Each home is protected by a Schlage® Connect touchscreen deadbolt installed in the entry door, along with stylish glass detail and satin nickel handlesets.

Entertaining is made into a breeze with the help of SP78’s modern kitchens which include, “GE stainless steel appliances, frameless flat panel contemporary cabinetry, [and a] deep stainless steel kitchen sink,” according to Ball. Residents can utilize the abundant granite slab countertop space with a six inch backsplash throughout.

KTGY Architecture + Planning worked with Trumark on making this dense urban development look and feel like luxurious modern homes.

A few other design highlights include oversized windows, which are accommodated by the 10’ ceilings, ensuite bathrooms finished with Kohler sinks and faucets, and recessed LED lighting in select homes.

Bay Area Bastion

Trumark prides itself on developing in locations bursting with opportunity. SP78 is no exception. Not only is it a short distance for some of the world’s largest technology companies, it is also located in vibrant urban environment full of activity.
