A Des Moines-based Housing Developer with ties to the Quad-Cities is proposing a senior housing facility for a Davenport residential neighborhood. Davenport native Darren Schlapkohl with D6 Companies LLC went before the Davenport Plan and Zoning Commission on Tuesday to pitch the 63-unit development for property at 3723 Belle Ave.
Schlapkohl seeks a rezoning of 1.94 acres from residential low density dwelling district to a planned development district. Commissioners heard details of the plan, including a provision that seven units may be retrofitted for memory care, including Alzheimer’s. Commission chairman Bob Inghram said the developer took care to design the one-story facility to look like the surrounding neighborhood, including adopting the Colonial-style of architecture seen in homes in the area.
“He made it look like it belongs in the neighborhood,” Inghram said. “I appreciate developers that go the extra step.” East 38th Street to the north of the property is residential. To the south is Paul Revere Square on East Kimberly Road. Two neighbors, Craig Lucas on Windsor Pines Court and Maves Enterprises LLC on East 38th, wrote letters to the commission stating they were not opposed.
Inghram said he has not heard any opposition to the project. A housing developer on the property is vacant. Inghram said there are several overgrown trees that will need to be cleared away.
