As May begins, we welcome the warm weather it brings and we welcome you all to this month’s issue of Builder and Developer

This month, B&D is green themed and we are focusing on smart home technology. Contributors for our theme this month include Gina Nixon, Executive Vice President of Marketing for Thomas James Homes, Julia Malisos, Principal of Planning/Community Design at WHA Architecture, Nadia Evangelou, Senior Economist and Director of Forecasting for the National Association of Realtors and Elizabeth Parks, President & CMO of Parks Associates.

Gina Nixon kicks off our smart home stories with a column about the demand for smart homes from buyers and how to be able to fully integrate technology into the home. 

“Homebuyers are willing to pay significantly more for homes with pre-installed smart home systems which have recently become as essential as doors, windows and countertops,” Nixon said in her column.

Malisos shares with readers the importance of smart home technology in multifamily housing. Properties for rent can easily overlook amenities like smart home technology, but more and more renters are prioritizing it in their homes. Malisos explains that by adding these features, properties are more likely to attract as well as retain renters.

This month we also have columns from our regular contributor and Principal with MetroIntelligence, Patrick Duffy, as well as Senior Economist at Beacon Economics, Chris Thornberg. Both with updates on the everchanging housing market. 

We have three amazing features to share with our readers this month. Dahlin Group shared with us the America at Home Study concept home, Barnaby. They have created a post-pandemic house and reimagined it in different elevations to suit the different geographies across the U.S.

Our second feature is Oaks at Portola Hills in Lake Forest, California, a luxury community created by Baldwin & Sons. The secure, gated community sits along a beautiful hillside with homes presented on traditional tree-lined streets offering premium views of the surrounding natural canyon.

Painted Prairie in Aurora, Colorado is our final feature this month. This community won gold for Master Planned Community of the Year, as well as Best Landscape of a Community at the 2022 Nationals.
