Hampstead Master Plan Announces Major Expansion Following Record-Setting Sales Year
Hampstead plans Phase 6 expansion to include more than 120 new homes
MONTGOMERY—Hampstead, a 416-acre master-planned residential and mixed-use development, today announced its largest expansion in the community’s 14-year history. Following record sales in its previous development phase, Hampstead began Phase 6 construction this month. The community’s newest phase consists of over 120 residential lots and home types including private courtyard homes, townhomes, preserve view homes, cottages, and park and lake view homes. The new homes will be available for purchase this summer. Additional elements in Phase 6 include upgrades to the Hampstead Farm and new health and wellness features for residents.
Hampstead had its best sales year ever in 2021, with new and existing home sales 31% higher than 2020, the previous record-setting year. Sixty new homes of all types and sizes, from townhomes to custom lake view homes, were constructed last year with a median sales price of $412,000.
“Despite the continued challenges posed by COVID-19 including material and labor shortages, long lead times, and health concerns, we have created the largest sales volume ever recorded in our 14-year history,” said Harvi Sahota, Hampstead co-founder and co-developer. “With our average home price below the national median price, we are a premier destination for buyers relocating throughout the United States, and a great purchase for local homebuyers wanting to take advantage of historically low mortgage rates. As a leading New Urbanist community, we continue to benefit from homebuyers who want to escape city centers and live in a walkable neighborhood where they can maintain easy access to dining and schools, while enjoying outdoor amenities such as parks, natural preserves, tennis, soccer, a farm and a lake.”
The short supply of homes and rising demand for smaller space prompted Hampstead to design and complete different housing types in 2021 including new townhomes and Hampstead Mews. Mews, a British term used to describe a row of carriage homes with living quarters above them, were originally built in the 19th century in London. The mews are townhomes with a garage and small private courtyard. Due to the demand for these plan types, Hampstead is adding more units throughout 2022 along with single-family home designs.
