Integral Group Completes Georgia Affordable Housing Senior Community

Integral Group has successfully completed the Veranda at Assembly, a 100-unit affordable senior housing community in Doraville, Georgia. This project, which is part of a larger 165-acre master-planned development on the former General Motors Doraville Plant site, aims to provide quality housing for seniors aged 55 and over, with income limits set at 30%, 60%, and 80% of the area median income. Developed with a budget of approximately $45 million, Veranda at Assembly secured financing through 9% low-income housing tax credits from the Georgia Department of Community Affairs. The community includes 20 market-rate units and features a variety of amenities, such as a fitness center, community room, bistro, and dog park.

The four-story building, designed by Dynamik Design and constructed by McShan Construction Co., emphasizes sustainability with plans for Energy Star and EarthCraft certifications. Each apartment is equipped with modern conveniences, including walk-in closets and Energy-Star appliances. Located conveniently near Interstate 285 and public transportation options, the community not only enhances housing options for seniors but also integrates into the transit-oriented development of The Assembly. Integral Group is also expanding its commitment to affordable senior housing with a new 99-unit project underway in Opa-locka, Florida, further addressing the needs of aging populations in key urban areas.
