American West premiered two new home designs for their community Inverness that began in November 2002 and continued until August 2008. Inverness is a guard-gated community within the master plan of Southern Highlands in the southwest part of the Las Vegas Valley. The community is composed of 320 homes and saw lucrative results, with 283 homes sold during its original run between 2002 and 2008.
With a desire to constantly improve their homes and meet their customer’s needs, American West returned to the drawing board to revisit Inverness. The outcome were new designs for the community that became available for sale in October of last year. The remaining 37 homesites will feature the new home designs with 15 currently under construction.
However, it was a difficult task to refill an existing community. New homes had to mirror the elegance and intricacies of existing homes, while maintaining their affordability. Fortunately, Larry Canarelli, founder and president of American West, has been working with the same architect for over 30 years, facilitating the task. Malcolm Compton, American West’s director of architecture creates the homes design that the company builds, working with Canarelli for over 30 years.
He has designed every American West home in the Las Vegas Valley. Because American West is a local, family-owned company, Larry has the opportunity to walk the new homes he builds and see firsthand how the homeowners live in them.
“This new home community offers some of the largest square footage homes in the entire Las Vegas Valley while also maintaining affordability. Located behind a guard-gate, the homesites range from 9,000 to 10,000 square feet which is rare here in Las Vegas,” said Canarelli.
Inverness has a classic architectural detailing throughout the home, and features decorative stone veneer accents, custom paving stones on driveways, front walks and porches, and decorative carriage lights on the front of the home.
In addition, homes include Eagle® durable concrete tile roof, a three-car garage, rear yard block fencing and an illuminated address number.
The interior detailing is just as lavish, with impressive nine-foot tall ceilings and custom rounded corners on interior walls. Homes at Inverness have ceramic tile entries, contemporary sculptured stair railings with glass inserts, custom cabinetry with satin nickel door knobs and drawer handles, designer rocker electrical switches and a 225 amp electrical service.
Their Super-Charged™ Package includes a central distribution panel and activated wiring for telephone/data outlets. Features include Tuff-Coat® washable interior paint and Kwikset® lever door handles throughout in chrome, not to mention the abundant closet space with low-maintenance vinyl-wrapped wire shelving.
Large rooms are also available to be customized to the homeowner’s preference; for example an extra room can be turned into another bedroom or a game room. American West also offers the option for a linear ambient fireplace for cozy winter nights.
Bathrooms at Inverness are decadent and luxurious beginning with a 36” tall vanity in master baths and full-width vanity mirrors with custom beveled edge in the rest. Features include Marblestone™ natural stone vanity tops with under-mount china sink and custom medicine cabinet with diamond-cut double-bevel mirrored doors.
Kitchens are fully equipped to host entertaining evenings with family and friends. Their custom recessed lighting and decorative pendant lighting over dining islands with granite kitchen counter-tops give the kitchen a tasteful yet serene look.
Their spacious pantry closets will please aspiring gourmet chefs. Kitchens are also stocked with Whirlpool® appliances to ensure resources are utilized appropriately.
American West also wants homeowners to have peace of mind in their new home and offer a pre-wired home security system, a fire sprinkler system, smoke detectors with battery backup and a 10-year structural assurance plan. The Manor and The Estate are two of Inverness’ new home designs, priced in the low $600s. The Manor is 5,200 square feet with six bedrooms, three-and-half baths and an optional seventh bedroom. The Estate is slightly bigger at 5,487 square feet with four bedrooms (although has potential for six) and three-and-half bathrooms.
