The water-centric community of The Peninsula at Clear Lake offers luxurious, outdoor living and city proximity to Houston, Texas.

Along the shores of Clear Lake in Houston, Texas, is the waterfront community of The Peninsula at Clear Lake by Gehan Homes. This private, gated community boasts a lakeside backyard — epitomizing outdoor, coastal living with contemporary flare.

Each of the 34 single-family home sites provides lake access as the community is surrounded by water on three sides of the development. John Tucker, division manager, Gehan Homes, who is the builder and developer of The Peninsula at Clear Lake explained, “As a production builder, we are able to offer homes at a much better price per square foot than any of our competition on the water. Every home has direct access to Clear Lake and from there to Galveston Bay.”

This water-centric community was actually an already-completed development that was foreclosed on before any lots were sold, and one that Gehan Homes saw as a valuable acquisition to add to their impressive portfolio. “We felt that because of our experience building in the area, we would be able to offer a unique and affordable product,” Tucker stated. Paid for in cash, Gehan Homes has already sold seven units that range from $400,000 to $675,000 in price, and from 2,130 to more than 3,993 square feet within their eight, Classic-style floor plans. These layouts also include three- to five-bedrooms and two- to three- and one-half bathrooms. “We took our existing Classic Series floor plans and made a few alterations, like adding stucco to the elevations and extended our outdoor living options to compliment the surrounding area, giving the community a lakeside resort feeling,” Tucker said. He continued, “The plans we offer at The Peninsula are optimized for lakefront living, with interiors that flow into outdoor living spaces, oversized windows and large entertainment areas, providing a casual elegance found at many resorts or vacation homes.”

To help put the Gehan Homes-touch on this community was Mardel Fraivillig, B.Arch., Bay Area Design & Landscape, who acted as landscape architect. With her Italian heritage growing up in Malta, Fraivillig brought that life experience and taste of Italy to her landscape design for The Peninsula at Clear Lake. “Naturally, my designs are always influenced by my experiences. In this case, as I approached the wonderful entrance gate with its imposing tower and rustic stone — my thoughts immediately turned to San Gimignano, a small town near Sienna, Italy. From that little spark immediate inspiration began to flow,” Fraivillig explained. To provoke the feeling of privacy within the outdoors of the residences, Fraivillig’s landscape details create seclusion from neighbors, and to conjure the sense of being in a private courtyard on the lake.

Fraivillig’s landscape architecture process took about eight to 10 weeks that entailed rainy weather that interrupted her schedule from time to time, but “… Made for a wonderful slide most of the time,” she said. She continued, “My main goal was to create a landscape design that is authentic to my inspiration — which is the regions of Tuscany and Lombardy. However, I needed to carefully select plants that are similar to what are used in those regions, yet do well in the Houston area and our climate.”

The Peninsula at Clear Lake allows for ease and accessibility when it comes to outdoor living by providing areas to turn into an outdoor kitchen or boathouse. And if the lake was not enough water for resident enjoyment, the lots were built with adequate room to include the option of building a pool as well. As Tucker explained, “Homeowners will have the ability to put in an outdoor kitchen, a swimming pool or build a boathouse or dock. Whether fishing, riding jet skis, or simply relaxing on the patio, every homeowner will enjoy outdoor living in their own backyard.”

From the inside out, The Peninsula at Clear Lake offers luxury in a casual, scenic and affordable setting. From spacious indoors to panoramic lake views, this community is oneof- a-kind on the Houston market for not only its location and resident options, but it’s pricing and amenities that nature has provided. What could have been perceived as a loss in the beginning due to the housing market has come out on top as an impressive, lakefront development that residents want to make home. “In my opinion this community will be set apart from others because it is a small enclave, private and secure within the gates on the lake,” Fraivillig continued, “So it makes it ideal for people who want to live on the water and feel secluded, yet are minutes away from all of the amenities one could need.”
