Appealing to a New Generation of Homeowners

Thomas James Homes launches Trademark by TJH to deliver custom-quality homes in premium locations at attainable price points

Since its inception in 2006, Thomas James Homes has grown to become the nation’s largest single-lot new home replacement builder. With more than 800 luxury residences built to date generating more than $1 billion in sales, the company’s footprint is expanding again with the launch of its latest division, Trademark by TJH.

Trademark was created to deliver custom-quality new homes in well-established markets where demand is high, but supply is low. Tapping into Thomas James Homes’ signature purchasing power, technical know-how and design expertise, Trademark is an approach to providing much-needed demand for attainable new homes in traditionally high-priced locales – without sacrificing the quality or luxury of modern living buyers desire.

Bigger doesn’t necessarily mean better anymore. A beautiful high-performance home in the right location is what buyers want now. – Tommy Beadel, CEO and Co-Founder of Thomas James Homes

Introduced to the greater Los Angeles area in late June 2020, Thomas James Homes gave a first look at Trademark with a live virtual home tour, resulting in significant and immediate interest from home shoppers.

“In mere days since launching Trademark by TJH in Los Angeles, we’ve already sold four homes and conducted more than 30 showings, and the momentum continues,” said Tommy Beadel, CEO and co-founder of Thomas James Homes. “With Trademark, we’re making custom-quality homes attainable for a new generation of homeowners, allowing them to live in the neighborhoods they desire at prices one typically doesn’t see in LA.”

Through research, Thomas James Homes discovered that many of today’s home shoppers would be happy to cut back on square footage if it meant they could still get a well-built, beautifully designed new home in the location and neighborhood they want. In some LA neighborhoods where it’s not uncommon to see homes list and sell for an average of $3-5 million, Trademark is able to deliver homes at more than half that price. By building on smaller homesites and offering included design packages, they are able to bring costs down without sacrificing quality or aesthetic.

Thomas James Homes brings effortlessness to the overall build process. Often with new home construction, homebuyers experience frustration, diminishing what should be a joyous milestone in their lives. In a standard custom build scenario, homeowners are responsible for overseeing the project’s multiple moving parts and handling costs associated with permitting, warranting, and inspections as well as tracking all work from beginning to end. With a new production build, construction scheduling and management obstacles are removed, but a buyer’s location choices are often limited based on a builder’s availability of land for new developments. Thomas James Homes removes all of these obstacles and frustrations. The builder’s extensive warranty packages are also a value-add that homeowners wouldn’t typically receive with a custom build.

Outside of Trademark, Thomas James Homes’ signature brand provides an even wider array of solutions. Some buyers already have the perfect location, and leverage Thomas James Homes to help with the design and build of an entirely new home. Others select a homesite the builder has already acquired in their ideal neighborhood, then collaborate with the team to customize the home of their dreams. Similar to Trademark, there are homes that Thomas James Homes has built and designed with expertly curated design packages and included new home technology that are move-in ready. Thomas James Homes works with buyers to guide them through all the critical steps, making the process of selecting, purchasing and moving into a new home simple and swift. But for buyers wanting the most turnkey solution possible, Trademark’s value and accessibility is second to none.

“What’s special about Trademark is our ability to bring densification to high-demand areas,” said Beadel. “Many buyers want to live in metropolitan areas because it better suits their lifestyle, and the best way to realize that dream is by adding density and affordability to the market. Bigger doesn’t necessarily mean better anymore. A beautiful high-performance home in the right location is what buyers want now.”

Trademark is comprised of three collections: The Camellia Collection (single-family detached, as seen in the live virtual home tour and here in photos), The Rowan Collection (attached single family), and The Mendocino Collection (attached single family). Each home includes three beds, three baths and a two-car garage, with the latter two collections containing a loft as well. Ranging between 1,463 – 1,930 square feet, every home in each collection comes in multiple contemporary elevations and incorporates the latest smart home technology, from WiFi-ready programmable digital thermostats to Ring video doorbells, Brilliant all-in-one lighting systems, and more.

The floor plans feel spacious, with natural lighting and ample indoor/outdoor design imagined by Thomas James Homes’ in-house design team. Each Trademark home is striking on its own, and the team also developed a savvy strategy to ensure the contemporary elevations would simultaneously blend into the surrounding neighborhoods.

Ideal for either a new family making their first home purchase or a mature buyer who sees an opportunity to live in a better location for less, Trademark fits a plethora of family makeups and consumer needs. Fourteen homes are already available in West Los Angeles in neighborhoods like Mar Vista, Culver City and Santa Monica. Buyers can expect more home and locales to be announced soon in places like Silicon Valley and the Pacific Northwest.
