The project is currently pending a rezoning request and must undergo a Development of Regional Impact (DRI) review to assess any potential transportation and environmental concerns. Spalding County has initiated this state review process, with completion expected this fall, at which point county commissioners will be able to consider project approval.
The developer, Minerva USA, brings a wealth of experience to the table, having previously planned successful communities such as Sun City Peachtree and Heron Bay. The anticipated timeline for the North Towaliga Village Node is projected to extend to 2032. Recent developments in the vicinity, including the Greyson Parc subdivision by Starlight Homes, indicate a growing interest in housing in the area.
