Pardee Homes, the number one builder in San Diego County, has added their newest exclusive neighborhood Parkview in Ocean View Hills to their already impressive resume of communities in the county.
Ocean View Hills is an established master-planned community conveniently located off Otay Mesa Road and within close proximity to Interstates 805 and 905—bestowing residents with an accessible commute to both downtown San Diego and the U.S./Mexico border. Surrounding the community are the amenities that have made San Diego such a sought-after destination for living and visiting: miles of beaches and nearby parks to enjoy California’s year-long warm weather as well as high ranked school districts, Baja California culture, and thriving businesses and commercial centers for employment and recreational activities.
The community of Parkview is one of many communities built by by Pardee Homes in the master-planned community of Ocean View Hills, having first entered the neighborhood in 1998 by pioneering three neighborhoods simultaneously that year.
“As the number one home builder in San Diego, Pardee Homes takes pride in maintaining the reputation it has built with its customers over the years,” said Jimmy Ayala, division president for Pardee Homes.
Located in the city of San Diego, Calif. in South County, Parkview is a breeze away from downtown San Diego. However, you don’t have to venture very far to find recreational activities: the community features several pedestrian-friendly trails and sidewalks to promote walkability around the neighborhood; and a proposed future nine-acre public park will also be coming soon. Selected homesites will also give residents a spectacular view of the natural Otay Valley Regional Park open space to the north of the community. Chula Vista is also host to popular entertainment venues, including the Sleep Train® Ampitheatre for live entertainment, and of course Aquatica Sea World’s Waterpark™ for families to enjoy.
“Parkview is designed to be an attractive and livable neighborhood that is compatible with the surrounding community,” adds Ramirez.
The endless attractions and recreational activities located in bourgeoning South County will surely attract the ‘move-up condo’ buyer and families with younger children.
Located within the Otay Mesa community, Parkview offers San Diego some of the best new-home values in the county. At full build out, Parkview will offer 73 units, with 11 homes currently sold. Homes offer 4 to 5 bedrooms, 2.5 to 3 baths, and an attached two-bay garages on approximately 1,761 to 1,135 square feet—from the mid-$400s.
Although no major complications arose during construction or planning, Pardee Homes teamed with renowned architect William Hezmalhalch to not only bring the unheard concept of the ‘condo’ to the South County market, but also utilize the lot’s small space to create a home for families without compromise to crucial familial needs.
“Pardee Homes worked diligently with the architects at William Hezmalhalch to bring beautiful Spanish architectural exterior features as well as a very well designed floorplan to showcase what can be done on a small lot configuration,” adds Ramirez. “These homes, though small in size, feel much larger than they are.”
At first glance these homes offer a distinct and powerful first impression through a characteristic Spanish flair that is complemented through architecturally specific exterior color palettes; consequently creating a vivid street scene. Other exterior highlights include decorative bronze-finished entry door hardware by Schlage Connect that offers keyless entry through a home automation system; vinyl windows with dual-paned spectrally selective glass; metal sectional roll-up garage doors; and garage door opener for the attached two-bay garage make the homes feel relaxed and spacious.
“Parkview creates a picturesque neighborhood setting, richly flavored by indigenous architectural styles, including Andalusian, Formal Spanish, and Hacienda,” said Ramirez.
As you enter the home, the relaxed feel continues with tall nine-foot ceilings upstairs and downstairs, and a spacious and breezy great room that captures warm natural light and adds to the effortless, open, lifestyle flow of the home. The floor plan does more than just maximize the land’s lot; it also blurs the line between the outdoor and indoor. Homes feature a private back yard and a side yard that is maintained through the homeowners association. Since the homes are suited for families with young children, there is plentiful space for children to play and even offers a convenient fifth bedroom option to accommodate frequent guests.
A standard feature for all newly built residencies by Pardee Homes is their LivingSmart® package of both standard and optional features that work together to deliver an energy-efficient and sustainable home for buyers. Since 2001, Pardee Homes has been a leader in sustainable practices, incorporating environmental and fiscal benefits into homes through four components: HealthSmart™, EnergySmart™, EarthSmart®, and WaterSmart™. The goal is to not only lower the cost of utility bills for their clients, but create a sustainable, healthy, and energy-efficient home that is environmentally responsible to provide long-term peace of mind to owners. Their LivingSmart® program is feasible through several factors, with key features that include: low-formaldehyde insulation, low VOC interior paint, LED lights, dimmer switches, radiant barrier roof sheathing, programmable Wi-Fi thermostat, recycling center in the kitchen, and Delta WaterSense® labeled faucets.
The award-winning builder will continue to cultivate San Diego County with two new communities. One slated for opening in late summer and the other in early fall. Casavia at Pacific Highlands Ranch is set to open August 20th, featuring Spanish architecture in Transitional, Coastal, and Contemporary interpretations—all lending grace and elegance to Casavia’s charming streetscape. Floor plans at Casavia are perfect for entertaining with state-of-the-art kitchens with walk-in pantries, while the upstairs offers a private oasis for residents to enjoy
Artesana at Pacific Highlands Ranch is set to open September 17th, with 56 homesites planned, and average 10,000 square feet each. This gated enclave off Rancho Santa Fe Farms Road will boast a Lillian Rice-inspired décor with timeless character and an ingenious indoor-outdoor floorplan. “These large, festive modern homes on generous homesites exude the ambiance of a posh resort with understated beauty and superb details,” said Ramirez.
