Ryland Homes’ newly built houses at Rancho Mission Viejo are nestled in a historic 23,000- acre ranch just up the Ortega from San Juan Capistrano, only 5 miles from the beach. There are three different floor plans for buyers to choose from, and homes are priced from $772,940 to $816,580– with quick move in homes available. These single family homes are California living, on Orange County’s last working ranch. Steeped in California style, the homes in this neighborhood draw upon architectural styles and amenities with both tremendous curb appeal and interior beauty.
Ryland opened their models with the other guest builders at Rancho Mission Viejo in June 2013. This came after nearly two years of planning and development in conjunction with the Rancho Mission Viejo Company. “We are fortunate to have relationships with Rancho Mission Viejo that spans decades, and I’m proud to have built hundreds of homes in their beautiful communities,” said Richard Douglass, Division President, Ryland Homes.
Ryland has 78 units in the Sendero Community. The homes feature 3 distinctive architectural styles: Spanish Heritage, Farm Heritage and Rancho Adobe. Their first floor plan offers three bedrooms and two and a half bathrooms, with optional guest suite. A Gourmet kitchen, large great room designed to flow into a large outdoor entertaining area, open floor plan and an optional office in place of the third bedroom is included in this plan. Their second floor plan offers three bedrooms, two and a half bathrooms with optional an optional fourth bedroom and bathroom. A gourmet kitchen, dual sliding glass doors that lead to two large outdoor entertaining areas, a downstairs den with ample space to be used as a craft room or a playroom, and optional covered patio with open deck or covered patio with covered deck are also available.
Their last floor plan offers three bedrooms, two and a half bathrooms, with an optional fourth bedroom and bathroom, a gourmet kitchen, a large great room, and an upstairs teen room. Each floor plan is subtly different, but still packed with wonderful amenities to meet the needs of different homebuyers. Ryland has built each home with the amenities that they feel are desired by homebuyers in the area.
Every home includes a gourmet kitchen with an oversized island for entertaining. These kitchens include: full overlay, maple cabinets, elegant granite countertops, stainless steel built-in GE Profile™ appliances, and MOEN™ pull-out faucets. Large great rooms in plans two and three are designed to flow into a large outdoor entertaining area. “Covered patios off of the great room serve as spacious outdoor entertaining areas and covered decks off of the master bedrooms serve as a private retreat for relaxing in peace,” said Carola Cherief, VP Sales & Marketing, Ryland Homes.
The homes also include formal and casual living areas. These areas include cozy gas burning fireplaces with precast mantels as well as “mission style” post to post stair rails with open treads and risers. Plush carpeting is included in hallways, living areas and bedroom. Decorative 13″ x 13″ ceramic tile is included in all entryways, bathrooms and kitchens. In addition, Ryland has pre-wired all rooms with Cat5 and RG6 “Data Jacks.” In each bathroom homeowners will enjoy e-stone countertops; under-mount china sinks, and brushed nickel MOEN™ fixtures. Master suites feature striking coffered ceilings and generous walk-in closets adjoin master baths. Five to six inch rectangular soaking tubs with oversized tiled tub decks create personal sanctuaries for homeowners. “Our homes demonstrate a myriad of features and form and function matching our buyer’s lifestyles. To see our home owners thrive in their new homes represents a culmination of countless hours in design refinements,” said Douglass.
Outside the homes one will find fire resistant concrete tile roofs, lace finished stucco in designer-selected color schemes, and custom stone and brick facades that enhance each unique elevation. Covered porches and Porticos offer warm and inviting entrances and outdoor hose bibs and gas stubs for future BBQs are built in. In addition two-car garages finished with drywall and fog coat with seven inch tall Wayne Dalton® insulated roll-up sectional garage door are standard in every home.
Ryland was able to work closely with Rancho Mission Viejo and both companies’ engineers: Hunsaker and Associates, and Ryland’s architect, Danielian and Associates in order to massage the site planning. Through this collaboration, Ryland was able to gain an extra two feet in width on their lots. This enabled Ryland to widen their home footprints and translate that footage into better overall floor plans. “Our designs in Sendero represent the latest in floor plans to match the lifestyle of today’s buyers. There are many new materials and elements that are present in today’s homes that were absent just a short time ago. To be able to do this in conjunction with Rancho Mission Viejo – a world class developer – is a distinct honor for us at Ryland,” said Douglass.
Each of Ryland’s homes at Sendero boasts an impressive RESNET HERS® (Home Energy Rating System) Index: Score of 80. The RESNET HERS® Index (Home Energy Rating System) is an index developed by the Residential Energy Services Network (RESNET) to measure the energy efficiency of a home. The scale is based on the standards of the 2006 International Energy Conservation Code, by which the RESNET HERS Reference Home would score a base of 100. The lower the RESNET HERS Index score, the more energy efficient the home. A typical existing/ resale home score is around 130. Most new Ryland homes score between 85 and 60 – making them more energy efficient than an existing/resale home and other typical new homes on the market – even those that meet energy-efficiency standards. Ryland’s effort to measure their homes using the RESNET HERS Index helps demonstrate how their HouseWorks® program and their partnerships with leaders in energy efficiency ensure that buyers homes not only fit seamlessly into owners’ lives, but also into the particular homes’ surrounding environment.
With Ryland’s HouseWorks®, Ryland’s new homes work to preserve the environment, conserve energy and provide more comfort. Ryland’s thoughtful planning of neighborhoods and efficiently designed homes helps homeowners save on monthly utility bill and the Earth’s resources. Energy and water conservation features include: white or tan vinyl framed windows & sliding glass doors w/dual-glazed, Low-E energy efficient glass, radiant roof barriers in attics (to reflect the sun’s radiant heat), dual-zoned HVAC systems with upper and lower floor automatic setback programmable thermostats, 13 SEER Puron air conditioning systems, tankless water heaters, R-30 ceiling insulation, R-13 & R-19 exterior wall insulation, water-saving bath fixtures, fire sprinkler systems, and HomeTeam Pest Defense tubes in the walls.
The homes are walking distance from the community’s recreation core that features the Ranch House, the all age clubhouse including an exercise room, swimming pools and outdoor fireplaces and grills, and the Guest House, the welcome center. Sendero Field, Sendero Farm and the Ranch Marketplace are also convenient amenities for Sendero residents. These homes are just the beginning of many more beautiful Ryland homes in Rancho Mission Viejo. Douglass shares that “Ryland Homes is pleased to be a part of two communities in the next phase of Rancho Mission Viejo, coming in 2015. These communities will represent the latest in innovations and refinements and promised to be something extremely special.”
