Tri Pointe Homes Debuts 12 New Model Homes at Waterston North in the Southeast Phoenix Metro

Tours are now available at the 485-home second phase of the Waterston planned community

SCOTTSDALE, Ariz. (June 15, 2022) – Tri Pointe Homes®, a recognized leader serving the Phoenix market
for more than 30 years under the name Maracay®, has announced the opening of 12 new model homes
and two new home galleries at Waterston North, a new 485-home community located in the southern
part of Gilbert in Phoenix’s coveted East Valley area. Customers can now make an appointment to tour
the model homes – two in each of the six new gated neighborhoods at Waterston North— Aderyn,
Kestrel, Meadowlark, Starling, Tanager and Whimbrel.

Homes in Waterston North’s new neighborhoods range from approximately 1,830 to 3,970 square feet
with three to five bedrooms, 2 to 3.5 baths and 2- to 3-bay garages. The neighborhoods will consist of
Aderyn with 104 homesites, Kestrel with 73 homesites, Meadowlark with 94 homesites, Starling with 69
homesites, Tanager with 70 homesites, and Whimbrel with 75 homesites. Each neighborhood will offer
four floor plans to choose from with the exception of Starling with five. Varying by plan, the homes will
offer executive gourmet kitchens, large pantries and even larger laundry rooms, extended patios, central
game rooms and private courtyards for residents to enjoy. Homebuyers can also select from Flex
Design® options and the GenSmart Suite®, Tri Pointe Homes’ thoughtful design package for
multigenerational living.

Tri Pointe Homes achieves high-performing homes with cost and environmental savings through its
LivingSmart® program, which spans design and development to construction and the ongoing operation
